Public Meeting Planning Application for 86 new dwellings in Hixon.

Ref planning application 25/41489/FUL. Erection of 86 dwellings on land East of Church Lane and Egg lane, Hixon.
Hixon Parish Council is hosting a meeting of its Planning Committee Friday 10th April in Hixon Memorial Hall starting at 7pm. It is a Public Meeting and members of the public will able to express their views.
So, what are the key issues?
Eighty-Six new dwellings represents about 10% of the current number of dwellings in Hixon. The development would be larger than Blenheim Manor, which has seventy six properties.
By reason of its elevated location, the development would be highly visible in the landscape and would dominate adjacent properties.
Hixon village is not a sustainable location for housing development, being some seven miles from surrounding towns, such as Rugeley, Stafford, Stone and Uttoxeter. Public Transport is woeful.
The proposed development does not accord with the adopted Hixon Neighbourhood Plan Policies. In particular Policy 1 (scale); Policy 2 (20% bungalows); Policy 3 (Design and height of properties; Policy 4 (Natural Environment); Policy 5 (Heritage & Culture); Policy 6 ( Facilities & Amenities); Policy 7 (Highways and Public Transport).
The Public Meeting on April 10th will explore the above issues and other concerns, such a Highway Safety, School places and Healthcare services etc.
