on 10th April 2026 in Hixon Memorial Hall

  The following comments were raised by the public:

  • Residents from St Peters View expressed concern over flooding. Currently water runs straight off the hill and they are concerned that the proposed development will exacerbate the problem.
  • Residents reported that they do not use their back garden in the winter, because it is wet all through this time of year.
  • Concern was expressed about the number of vehicle movements forecast in the application. The numbers forecast seem very low compared to the number of houses/bedrooms proposed.
  • Chair reported that the SID showed vehicle movements were likely to be higher than forecast and proposed that an updated survey of vehicle movements should be taken.
  • Concern was expressed about security for residents in Grange Court with new buildings being built just 7 metres from existing properties.
  • Concern was expressed that builders may have difficulty gaining access to the plot with the access road being too narrow.
  • Concern was voiced that the new access road will be too narrow for access by emergency vehicles. It was asked whether a second entrance to the development would be created. The planning documents suggest a second emergency access could be provided.
  • It is pointed out that, if pedestrian access was to be provided via Egg Lane, there is no pedestrian footpath on Egg Lane leading to the development.
  • It was asked what would happen to the wildlife that lives on the site.
  • Will the local primary school (St Peter’s) and the Weston Road secondary school be able to accommodate the increased number of children?
  • Will a doctor’s surgery be provided?

It was unanimously agreed to object to the proposed development.

 

It is outside of local plan and does not address Hixon local policies 1, 2, 3, 4, 5, 6, 7.

Access is deemed not sufficient. A fire truck would be deemed too large for the proposed access road.

Vehicle movements are expected to be more than forecast in the planning document and there will be insufficient spaces for parking.

High risk of flooding. It is proposed to demolish a heritage building. Wildlife impact.
